TT arbitrarily changed the park operations to the detriment of those who bought memberships

Original review May 22, 2021

When I bought my membership years ago, it was for the most part a system of adequately maintained parks for members only. TT changed the operations to open it to the public, started having large numbers of people living permanently at the parks, and failed to maintain many of the parks with the large influx of so many non-members and making it difficult if not impossible to make reservations.

Speaking of detriment I am going off topic to warn FLORIDA members to be extra cautious about RV repair 'company': Replaced bathtub faucet with a faulty new faucet. Notified 1/2 hour after left that faucet had streaming leaks from underside, malfunctioning diverter, and almost no water pressure to shower.

Despite notifications repeatedly, despite being under mfr and labor warranties, and despite being seen in area 4-5x/day 2-4 days/week, he did not return for 2 (yes, TWO) months, did not bring a replacement faucet he had stated was necessary, reported the faucet as repaired and left once again with leaks from faucet (better pressure in shower, still streaming tub faucet water while on diverter). However, his appt on 12/1 he was a no show, no call. Called him at 2p, said “I’m going [was driving] to fix a satellite reception issue, will be a few more minutes” despite being an hour late already. Called again at 3p, no answer.

4 p, no answer. 4:30 p, we left message will need to reschedule. Saw him go to 4 separate camp sites that afternoon. During and after our pre-set appt at which time he had “the afternoon free “.

Made another appt. He had “no appts” for 9 more days. Notified again. Did not return calls for entire work week, until Friday nite 7:30pm after he’d returned home (Leesburg, not Clermont), despite having been seen in area 9 times that week.

Notified us that faucet & labor are warrantied, but “unfortunately we’re closed now for 2 weeks for holidays”, ” I’m not driving the hour just for this “, [seen several times between 10-4:30 pm in area just that Friday alone] and refused to provide manufacturer information to provide to another repair co, and refused to provide info for direct billing to his 'company' under his ‘labor warranty’. Repairs, even under insurance warranty, Replacement units/parts not quality, not what was ordered/agreed to order. 3 areas of damage Mr Monahan did, during his other repairs. 2 blade slices into woodwork 3″ long, 2 cuts in linoleum 1/2” long, loosened woodwork floor ‘shelf’ next to slide.

oodwork floor ‘shelf’ next to slide. Did not notify us of any of this before he left. Did not clean up after himself. Work orders are signed at time of diagnostics.

Receipt is not signed. Payed him $275 for “show up fee” + deductible. He falsified the receipt, left off the $75 fee, 4 weeks later still have not received corrected receipt. Fortunately, wrote a check, so have that as a receipt too.

Monahan refused to provide any referrals despite his direction to “call other repair services if you want it done before we re-open in January”. Asked 6 people at the camp for referrals, 1 was repair co that was also closed for holidays, 1 was camp worker– each told me to avoid Monahan RV repair services as the quality and service were substandard for past 6-8 months, exactly as we had experienced. The takeaway: Unethical, poor business practices, his “warranty” is useless, prioritizes new jobs to get $75 show up fees and short elective jobs and ignores the jobs that are on his appt schedule and are essential to daily functioning while camping: a/c, shower/bath. ctioning while camping: a/c, shower/bath.

Have used his services several times, in past few years. No longer have any trust in him or his work. Will not be returning. Have requested the replacement faucet be provided, which is under mfr warranty.

Has not responded, 1 week now. Ever tried to get a repair scheduled soon by another (new) company of a poor installation/repair on Friday night before Christmas week??? He never contacted us to get us onto his 2021 schedule, we were to return in 6 weeks to his "service area". In Feb, he Drove by, stopped and looked straight at us, spoke to people next door, then drove off.

Between the supplies shortages and appointment delays 2-3 months for a new company to evaluate his poor workmanship and distasteful tactics, the difficulty in finding parts that were actually in stock and would fit, and the shipping delays then scheduling delays for tech to return to complete the job, it was early May, 2021 when job was completed correctly. Tech found that Monahan's had not sealed correctly, and identified it as the cause of leakage. No issues since new company took over. All complaints (low water pressure, diverter streaming leaks etc) resolved.

Texted Monahan for email to send invoice for reimbursement under his "labor warranty "-- no response, > 1 week. Tech unable to identify where to return faulty faucet installed by Monahan's, so we're unable to be reimbursed under'manufacturers warranty' either. A $26 faucet has cost us ~$400. And the insurance company doesn't cover poor workmanship, tech incompetence (intentional or unintentional) or deal with faulty parts having been installed.

Recently came to find similar issues with the new a/c he "installed". Another $500, to fix his "installation" defects. And he's the one that broke the a/c while installing the thermostat. Another $300.

He was never going to be allowed to work on our rig again.

But not honoring his own warranty was well past the 'final straw'. There is NO trust anymore.

Correction: "some leakage" from wall, plus the defective diverter

This Complaint is File Under Fear of Retaliation from Thousand Trails Pio Pico Management. On a January 22nd, 2021 while at Thousand Trails Pio Pico Campground we received a "Friendly Reminder" regarding the following park rules "Selling items from your site is not permissible" issued by Ranger Terry B. When I spoke to Ranger Manager Sheila who has been employed in that capacity for only 4 months advising her for months site members RV, that if we can't sell items they shouldn't be able too, and to go after the old violators then the new (like us). She replied that she has only been in management for 4 months. I advised her that if we can't sell other members should receive a notice today as we received one and that we were submitting a complaint to corporate today. She replied that she has only been in management for 4 months and mentioned no action she would take on other violators and reverted by to the rule, even mentioning what kind of flags (US Flag, etc.,) can be demonstrated by site members which I could not find in the rules. Can we put a US Flag upside down, giving that our Country is in distress? Can we put flags of other countries? Can we post flags connected to religion up? THIS NEEDS CLARIFICATION. If this is not enough it seems like every other week this site has electrical and water issues for hours causing significant inconvenience to site members, yet they offer no compensation back for such inconvenience. WE ARE PISSED!!! and fear retaliation for us lodging our complaint via here and through contact us Thousand Trials, but businesses like this need to be held accountable and shouldnt be engaging in unethical and unprofessional practices). In this case, Selective harassment and rule enforcement on members or providing shoddy service...

Patrick St Clair Manager

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

Ive waited a few days because I wasnt sure if the incident that happened with me on Saturday evening at your St Clair Michigan location should be something I should let go or notify you all about, but after attending the trick or treating event put on by this campground for the last 2 years and really enjoying ourselves, your manager, Patrick, put an end to that.

I am not a member, but was invited by members of yours since 1997 so they have a permanent lot and always participate in your Halloween celebrations. My five year old LOVES it. She calls it spooky camper world. After we were done trick or treating, my husband called from his hunting trip informing me he had to walk where he could get signal so that I could come help him and him friend due to vehicle issues. I told him to go back to the truck and wait, Id leave right away and be on my way to their hunting spot.

I walked back to the clubhouse where I was parked. I was unaware we werent allowed to leave the grounds until after 7:30. A young man stopped me and I explained my husband needed my help so I needed to leave. He told me I had to speak to the manager Patrick. Patrick immediately approached me and I explained my situation. He refused to allow me to leave. I told him he couldnt make me stay there. He then says Youre probably not even supposed to be here.. I was literally parked on the driveway to exit. No where around the campers. I drove away. His truck was park diagonally, blocking any vehicle from coming or going from the property. Other cars park past his truck were free to come and go as they please. As I honked for him to move the vehicles, he and his staff surround my truck, take photos of my truck and license plate, and threaten to call the police...in front of my daughter. He continues to yell that he wont move the vehicle until I tell him who Im with, but he imitated my heavy southern accent as he was yelling at me. (My window was up and doors were locked.) I then flipped him off and he once again imitating my accent tells me to stick my finger up my *** He does all of this in front of his employees while they laugh. I called the police. The dispatcher told me an officer was on the way and he would not be allowed to keep me there. He told me the only way hed move the truck was if I told him who I was with. I didnt want to because I didnt want to subject them to his lack of professionalism or the fact that they had nothing to do with what happened.

Personally, Im just sad that a fun night had to end that way. Also, Im not 100% positive on this, but it has to be illegal to block the drive of the property regardless of it being private property. No emergency vehicle wouldve been able to enter. Just a thought. I really hope this issue is addressed by the company.

Also, we could smell the septic systems from many sites during our vistit.

Update: I was also informed that he threatened the members I was with that they would be fined for the incident that happened, which they had nothing to do with. As a manager, he should diffuse situations.

Horrible Company

My daughter lived in Oregon in 2017 at the age of 18 with her friend and had been talked into a Thousand Trails membership as well as an extended membership for 5 years. They asked for a shorter membership knowing they needed only a short term, and they said they didn't have one which was not true.

This was a total of $5,000.00 at 16% interest. Neither one had a verifiable income, no 2016 tax return ever showing employment but had both attained odd jobs on the side. When they fell behind on a payment the campsite kicked them out and told them they could not return without payment. My daughter had the payment and phoned it into the finance department before the deadline but was told she missed the deadline due to Eastern Standard Time, and it went to the head collections.

She spoke to Alicia Brooks who made my daughter feel intimidated through her curt communication as Alicia had told her the remaining $3,951.00 was now due. It is unreasonable to think that Thousand Trails did not look into a verifiable employment as well as talked them into a 5-year contract which was more expensive. Trying to resolve this issue was incredibly taxing and frustrating to say the least and the only resolve was to make the payment in full.

They're ethical and legal contracts and practices are deplorable! I would not recommend them at any point.

They are sleazy snakes when it comes to $$$, for sure. They are their own financing co, yet another business under the ELS corp umbrella. The finance rates are usury level, 16.99% and add 2% more under some payment conditions.

The Fed Rate has been 1/4% for a few years now... raking it in at ELS. On the flip side, allows people with little capital to vacation and pretty much pay as they go, monthly. Recently, we were sent a link after we requested information on the new "Adventure" and "Trails Collection Plus" "upgrade".

No documents or details attached. The link took us to a site that identified the sales cost (not broken down or identified as all-inclusive) amount of down payment required to upgrade to the Adventure. That was it. No monthly payment amount or duration, no disclosures.

Importantly, no other down payment options. Since we had just recently had a discussion at a preserve with the sales woman in November, about upgrading (before anyone knew there was a new plan coming), we were fortunate enough to have learned that TT was now offering lower % for higher down payments. 12.99% for 20% down, and 10.99% for 35% down. STILL outrageous usury when Fed Rate hasn't changed and economy is in the toilet...

but better if can manage higher down payment. So we didn't lock ourselves in to the highest %, and responded to a solicitation that we desired to be contacted about the upgrade--where we were advised ONLY AFTER ASKING, that yes, could get lower % with higher dp. FYI, your loss once you gave the online dp of only 10%... you're locked in to that highest rate.

Any $ paid after signing, is called a "payment on account ". Neighbor jumped at it, did the 10% via the similar link he received. We'd decided we weren't going to upgrade as we were quoted ~$13k. Outrageously higher than even the 28day stay plan!

A few days later, a camping neighbor who had our same plan, said they were quoted ~$9k. I went back to the link snd identified that it was quoting an upgrade from a camping zone pass , not our current expensive plan. Which is when I again asked for a sales contact. BEST OPTION, friends advised, if desiring financing, is to pay what you desire then open a 0% interest credit card, and put the charge on that instead of TT financing/or pay as much with 0% cc and cash you can to get lowest %, pay off your cc asap and then pay off rest of TT loan with cc, so your total financing at TT usury rates is only a few months of %.

BEWARE!!! The TT/ELS bookkeeping and document accuracy couldn't pass muster in my grade school math class.

Thousand Trails Rv - Locked out of my account for no reason and can not get ahold of customer...

I have had A Thousand Trails forever. I always seem to have problems with my account or customer service.

But this time I could not unlock my account without talking to customer service. Okay that's fine... but 2 hours on hold is ridiculous. So I hung up.

Why can't they give the call back option. Where you keep your place in line, but they call you back? Or why don't they have the option online to chat with a Rep over the internet? With as much money as I send them each month I would think they could do much better at being reachable.

You can not even e-mail them your concerns! So you are forced to sit an ungodly amount of hours to talk with a live person. That to me is just wrong. They are also on a different time zone then I am so that just makes it worse.

They need to have more ways to be reached then just two numbers that takes hours to get through on.

I know this is an ongoing problem because I called my home park, and they said youre not the first and this has been going on for months! So please fix this communication ISSUE!

Agreed customer service waiting times are outrageously long. Jacks up cell phone bills for all of us.

There were some issues, though, and maybe you heard THERE WAS A PANDEMIC GOING ON? DURING HURRICANE SEASON! Whilst the call center is actually a call center for member services, RPI, and TT/TC reservations, it was closed for weather a couple times, Closed for pandemic, had staff out ill, and if I understood correctly, staff working remotely. IT is a different site.

THEN there's the issues related to sudden closures and automatically cancelled reservations, which areas were still open but shelter-in-place vs shut down to non-residents (FL Keys) vs shut down completely (OR!). If they were working from home/remotely, then the ability to return calls is nil. There's no way to tap into the business numbers, and generally staff are prohibited from using personal phones to call members (across many businesses), for their privacy as well as your safety and security and corporate protection from , shall we say 'bad actors'. Getting those members out of shutdown/evac situations, other options if available, or in situations such as OR --which gave campers 1 hour to pack up campsites and leave.

I heard from campers at TT TC that they, along with hundreds of other full-time or non-local , were lined up on the shoulder of the PCH just near TT Pacific City alone. Add to that, the erratic and knee-jerk CDC 'guidance' and state/local government reactions that created a nightmare of thousands of immediate and near future reservation/trip/routing alteration necessities.

Been there a few times. Spring Hill is a favorite place.

Topics is not. Was in same sand pit they gave you. Had to put boards under wheels to get out of sand. 1/4 tank of gas to get into the site.

Uphill, soft sand. Luckier than the people next to me, who'd been in that site the day before and sunk so low they had to be professionally towed out (which reportedly was paid by Topics). Yet they put me in there then said we have no other site if you don't want it. Not actually a site anyway, according to reservations!

Then, new people arrive on the next site and she gives THEM a discount because my "site" has to share their electric pole... We had 30amp outlet, hubby said no issues they had 50a adapter. Mike was the maintenance guy--great guy, always helpful, caring above snd beyond. Appears he got kicked to the curb.

Another guy was there the next time we were, same caring helpfulness but clearly being Negatively affected by the managerial work environment. That time, we were put between a run down cluttered dump annual *** who didn't care what an ashtray was for, and an empty permanent annual where no one was taking care of the unit--which had rats and other vermin -- with a padlock and eviction notice on front door, reportedly the owner/occupant had died a few months ago. The previous time we were there, we were put in a spot that was all soft sand, the left tires required 4 stacked boards and still was at least an inch off balance. We've fought our urges to go back several times, since the last fiasco.

There are some great sites there... apparently TT members get only the ghetto sites.

We stayed at Barrington Hills 2 yrs ago also and also got stuck also. The people running the campground know its a problem and keep doing it.

They need to be deleted from THOUSAND TRAILS listings. The camper that was in the same spot 2wks before us had to pay $1200 tow service to get them out.

We are camping for relaxation. Few spots available due to permanent rigs. We as members are to follow appearance guidelines, but seems permanent rigs can set up anything they want. Lights, tents, huge propane tanks, and to top it off I saw actual landscaping! Are you kidding me! Im trying to get away and camp. Sit outside and enjoy the scenery and a fire. In the morning, listening to 1,000 diesel trucks start up for work really upset me. I signed up for this membership so we could go on a whim, but I have made a mistake. Im starting to panic because state campground sites book a year in advance. How sad.

Membership 90 day Suspension with unknown cause

To Whom it May Concern;

We recently received a notification with customer service stating our membership has been suspended for 90 days due to a domestic disturbance? We have no clue and/or any notice from the park (Pacific City, Or.

No verbal or written of any problem with the park? My husband and I are very concerned and the matter is upsetting to us, since we have been members for over 2 years now. I am not sure if the insadent was due to, our kids going into the forest on there own without permission. My husband and I, became very worried and became outraged of the matter and both raised our voices to the worrying of our little ones being lost.

We did alert the park as well as the police department and we all solved the problem in a peaceful matter. This matter was 'not' a domestic disturbance but, a very scary panicking incident for our family. I don't think it is professionally and/or fair to us that the park manager decided to suspend our membership for 90 days!

Over a serious family matter that was in the lives of our children. Please discuss this matter with manager at Pacific Trails and Regional Managers and clear our membership so we can continue to enjoy the stay as RV travelers with Thousand Trails.

Thank you!

We've witnessed a dozen or so park 'evictions' at several different parks across the nation. While we are often disgusted and discouraged by the lack of basic rules and safety enforcement at every park, we have noted that egregious violations, particularly regarding immediate safety issues or threats, are handled efficiently, effectively, and as promptly as conditions and TT protocols permit.

Camping friends/acquaintances tell similar experiences. TT Orlando: Adult male made statements to a group of teens, the girls reported the statements that made them uncomfortable to their parents who reported to management. The police arrived shortly afterward, the man was allowed to pack up with police in attendance, handed a trespass notice which the police witnessed, advised he was being evicted immediately and the trespass notice meant he was not welcome to return for any reason. He was followed out by the squad car until on the highway that intersects with the entrance.

He was to receive 'a surprise' when he went to check in at his next member camp, as his membership (and reservations) had been terminated. TT BB: 11-12 pm, sheriff squad is seen monitoring waiting for members to pack up, and followed their rig out. Trespassed by TT, as well. Only heard that it was due to a safety issue for other members there.

Next morning there's a sign on exit gate that entrance code was changed, to be sure to get new code before departing for the day.

Will say, the responding law enforcement are always efficient, no nonsense, no debate, and never drive through with sirens (so very appreciate that!) Being trespassed means you are forced to leave that property and prohibited from returning, sometimes permanently which the paperwork you receive will identify. It gives the corp time to decide (if a gray area), what actions will be taken, as the risk has been temporarily removed and banned from returning in the near future.

I talked to the cop and he even stated that someone there has to know something for all these thefts to occur and not one person heard a thing. I actually tried to go there yesterday when it stated they where open.

It was just for the day but they said corporate said not yet when our governor has opened the public park. Strange enough though, they were letting in people with RV's. I sid I have a membership and you let them in but not us??? The *** just laughed and said yup.

The male *** just said leave the property when I told them that that was BS. called corporate and I asked the person about why and she said social distancing. I said we can social distance as well for the day.

She just said said that is the way it is. No more membership for me and have now contacted our lawyer for restitution.

Year before our Motor home was broken into and people stayed in it using the bathroom and eating the food in the cabinets. We were told they had been caught and was not the norm since it is fenced all the way around. We decided it was safe again so this year I just picked it up and found the battery dead but had just driven it 2 weeks ago to get the inspection done. Jumped it off and it sounded like a tank. Come to find out the catalytic converter was cut out. our windows were broken into and latches destroyed my rear pullout was damaged. My stairs were out and do not work now. You will see a person working on them in the pictures below, When I told them, they sounded SO surprised. Then I called in to get a police report and the officer stated they had several calls about the converters being taken. I then called them back and asked why they sounded so surprised!!! The person said she had only heard of one other one. These people lie so good it is scary. The dock is destroyed and the electric system is so compromised that they have several of the best sights shut down. They always say there is a new person here that will have it fixed this year but they lie about that as well. Stay away from there if you value your belongings. The sound it had to make to cut all these convertors out must have been horrendous yet not one person there heard 1 thing??? They are part of the gang if you ask me. All in all, a terrible dilapidated place to stay. TT has fallen in the past years. So sad to see how new ownership can destroy a good thing so quickly.
